So lets say you rent someone's PI, you own it for a couple of days, but then the upkeep starts to go up. I know that if you have too much upkeep, your happy will go down, but I don't know if that applies to rental houses. So, does upkeep affect rented properties?

On a pi the upkeep goes really high before it affects anything. We usually pay ours around 10 mil or so. I don't know when a penalty kicks in but I don’t think we're even close to it at 10m. Not living in a pi is a huge setback, more so at early game. Living in one imo should be an extremely high priority. The happy alone is huge and the airstrip is just so much better. I would do it before bank as soon as I can afford it.
Alright thanks, my friend keeps saying i have to keeping paying the upkeep so the happy does not go down even when its rented. Also, does the owner of the PI have to pay the upkeep before offering a extension?
It does need to be paid by whoever is living in it, staff too. No upkeep if nobody is living in it. Just not something you need to,worry about every day...more monthly or by monthly.
So even if you rented a max PI with all staff for 100 days, your happy will still not go down?
It will eventually, just not too soon. It's more than a month. Never bothered to find out how long, it might be in the wiki.
Highest our got was just under 18m and still didn't affect anything.

if u dont pay upkeep and ur lease expires, u will fall in duke debt and he will charge u interest.
I believe the stat reduction happens at 50m in upkeep,
I think that's about twice the upkeep you could get in 100 day rental but in the end if you don't pay you will get a Duke loan to pay off with interest as mentioned above.
if two of you are renting you should be splitting the rent and upkeep but when I was last renting with my spouse I think I rented the property and they paid the upkeep. was not quite 50/50 but I had to come up with the whole rental and they were able to pay the upkeep in payments

I keep my upkeep at at around 48M because it's essentially a loan at 0% interest

I don’t know exactly how long you can go without it hut I usually let my upkeep (352k/day) run until about 10-12m accumulated before I pay it off without any penalty
If your lease concludes without paying it gets converted to a duke loan
The before bank bit of this advice is pretty questionable,
you do not have to pay upkeep to be offered an extension on the lease
I feel the airstrip will make getting the 2 bil bank faster and easier. Also happy is so huge in the early days.
I would understand if anyone went for the 2 bil first but I guess it depends how you make your money and how fast. If it's going to take 6 months to reach max Bank, that's a long time to not have 5k base happy.
Are you saying to rent or buy before bank? Rent- yes 100% buy- no bueno
Rent, buying is only for personal preference. The vault access is nice but can't justify the cost until a player won't miss the money.
Gotcha my bad then, renting prior to bank is a necessity and pays for itself as long as you travel enough
