Some info for new players: Happiness affects how much stats you gain per a train (of 5 energy), simply put, more happy = more stats. Check this guide on H jump.
In addition, according to the wiki "Within Crimes 2.0, happiness increases crime skill and experience gains, not success"
Upkeep: If a property's fees build up too much then after a certain threshold of unpaid fees, the maximum happiness that the property provides will gradually decrease
Do note: In rented properties, the vault upgrade cannot be accessed, I guess you simply enjoy extra happiness from em.

Lease durations:
Max 3 weeks lease, to allow chance for other players as well, and as long as no more requests, feel free to stay.
As for the low tier "meh" ones, I truley advice taking the minimal time, 3 days lease, and request/ask for extension as needed. There are tons of better propeties out there if none of the other categories are available, and few more posts on this sub-forum who have great properties too for 1$, do check em out first.

Maybe this helps a bit: I kept industrial till lvl 90 tbh, focused on Commercial till then, and any target with slow confidence build up, i'd get to at least 40-50% confidence before burglary . I'd say, targets up in the search list can be done with one - two scouts, and sometimes even without. (not industrial ones, at least not till lvl 93-95)
