how would I upgrade my properties?
You can't upgrade a shack, but you go to the properties screen and the option is there if you can
Do you mean buying a better house?
If you want you can buy a new property by clicking on city and going to estate agents.From there you can either buy a new property or rent one.
Every property other than shack can be upgraded.To upgrade a property simply move into that property and then adding the required upgrade in the customize the property in property screen
Upgrading a property will increase the happiness.Some upgrades even unlock perks. Eg vaults
Hiring staff will also give more happiness and may unlock some functionality .Eg on Private Island with airstrip you can hire pilot to have free travel with 30% less time and carry extra 10 items
