I have been renting a PI from the same guy.
Everytime the rental period ends, and we start a new one, happiness drops a lot (to the level of our next best property if we move early enough).
Is there a way to get around this?

get it renewed quicker happiness resets at the :00:00, 00:15, 00:30 and :00 45 marks
yeah buy a pi. just ask for a longer rental period.
Rent another PI for a day or 2 just before your one runs out. Then move into that one, then when the other rental runs out, renew the rental period and move back in. It shouldn't cost more than 1m so it isn't expensive to do.
If you go to rehab, it will reset your happy to the maximum, so if you lose your PI, rent it again and have low happy, then a trip to rehab will fix it.
I'm not sure if you can rehab if you haven't been using drugs, though. You might want to take a xanax just before you go.
this is what i do, very handy. make money with flowers/plushies, sort the addiction out and get happy all in one :)
