Look for PI's with 3700 happy. Those have all the upgrades except the vault (which you can't use while renting) and the yacht (which adds a little extra happy, but at a very high cost.)

There is one right now for 31 days, 600k a day,$18.6M total. Your networth shows over $130M, so you should be able to afford that.

Once you're level 15 (and you look to be getting close) you will be able to travel and make money much easier. If you travel often like you should, the PI will pay for itself with faster travel and letting you carry an additional 10 extra items each time.

If you can afford to rent for longer time periods, then there is a 100 day PI that's 540k a day. More money up front, but cheaper per day.

And further down the list, you can find some priced higher per day, but for only 15 days.

Rent one, not only for gym gains, but try to get to level 15 asap so you can start travelling and run various items.

Market prices do fluctuate, but it will be a while before you can buy one. Can also consider changing spouse to find someone who already owns a PI.

This is what I would suggest. Find another player that also wants to rent a PI, get married and split the cost of rent and staff upkeep.
