Since no one else took the last step, I did and posted the link from Bugs and Issues to this thread.
It's been suggested before, but I don't think anyone has actually explained how it could work in practice. Anything I can think of is basically an entirely new system to manage extension invites / accepting / declining / durations / transfers of fees e.t.c. I.e. I don't know how we can achieve this simply without requiring a whole new system.

Ched, my suggestion there would be sufficient to not have to revise the entire rental process, but add a small 24hr expiration window that opens the ability to extend the lease.

Would it be possible to add a 12-24 hr period after the lease expires (may not work with shorter leases, maybe on leases over one week?) Where you remain in the property with a chance to renew, instead of being immediately kicked to your shack or other property. If renewed (basically just re-rented after expiration) happy would remain unaffected. This would require that property rented over a week would have up to one day cool down to return to the open market but would otherwise not affect the current rent system.
If the property owner is not interested in renewing they could have an option to immeditely cancel renewal. If a new property is chosen by the renter within the expiration period they would have to "leave" that property first, resulting in cancelling the renewal period and preventing this from being used to move high happy from one property to another. Only if they re rent the current property is current happy maintained. Renewal would require property owner to initiate with new price and renter to accept within the period so it won't work unless both parties are in communication and willing to make the transaction.
Technically this would be an all new system but it would be an addon in conjunction with the current one instead of a complete overhaul, requiring only minimal adjustment to the current system.
