Property upgrades increase happinness, an important game mechanic that affects gym gains. The guards don't protect you from anything.
Edit: some upgrades grant other benefits, but it's kinda soon for you to worry about them.

What do you mean by it's kind of soon? These are benefits that he can use right now. There's no level requirement for passive upgrades.
Because the question was very specific I chose to mention the existence of other benefits but not expand on them.

I don't think any player 2 weeks into the game should get all info thrown at them. I answered the question, provided aditional info, but pointed out that it isn't essential for now.
So because someone is new you should just withhold information because you think everyone operates at a kindergarten level. Got it.
