I'm pretty new to this and I plan on buying a PI to rent in a few days so I thought I would crunch some numbers. I'm wondering if any of this is interesting or helpful to anyone else lol

(All data current as of about 23:00 TCT, Saturday, 13 Dec 2025. I also only sampled every other page, and there's some anomalies with people charging WAY lower/higher than normal for their properties which has thrown the data a bit.) 

 

Entire PI Market:

  • Average Happy offered: 3077.9
  • Average Cost: $218,86,751
  • Average Cost Per Day (CPD): $600,224
  • Average Term: 40 Days
  • CPD to Happy ratio is about: 195

So theoretically, the CPD for your property should be something like your PI's Happy x 195, at least to stay with the current market.

 

Highest Happy offered (4225):

  • Happy at 4225
  • Average Cost: $39,844,030
  • Average CPD: $881,667
  • Average Term: 47 Days

CPD for high happy is higher than average, which makes sense. 

Going by the 195 factor, the CPD for 4225 should be around $823,875.

 

Lowest Happy Offered (2000)

  • Happy at 2000
  • Average Cost: $18,264,092
  • Aver CPD: $436,057
  • Average Term: 53 Days

CPD for low happy is lower, which also makes sense. It's also lower by about the same amount that the higher happy PI's are higher.

Going by the 195 factor, the CPD for 2000 happy should be around $390,000.

 

Average CPD for all currently available PIs by Happy, and where they fall on the 195 factor:

  • 2000: $436,057 - below 
  • 2100: $561,667 - above
  • 2125: $500,000 - above
  • 2275: $150,000 - WAY below, with factor it would be around $443,625
  • 2300: $491,468 - slightly below
  • 2350: $3,036,290 - lmao WAY above, with factor it would be around $458,250
  • 2550: $372,043 - below by about 100k
  • 2600: $425,302 - below
  • 2650: $600,000 - above
  • 2675: $320,000 - below by about 200k

I've taken a larger sample size from today's PI rental market (the full set of entries) and crunched the numbers for that. I've also taken this data and removed entries that are an order of magnitude above/below the average and re-crunched the numbers to get a data set with fewer anomalies.

 

Again, "Factor" is the number you could theoretically multiply your properties' happy by to get what the Cost Per Day should be based on today's current Private Island rental market.

I'm definitely taking a loss, but we're moving pretty steady towards breaking even. We just cracked 3* this weekend, and I'm down to -$200k a day in profit haha. But each day we're getting closer to breaking into positive returns. 

I'm honestly not running it for profit, tho it costs me much less than a trip to africa and back to run a day, even with paying my employees wages. It's just fun!

I'm not sure if your approach is wrong tbh. 
Cost is just CPD times Term, but the average Cost doesn't line up with average CPD times average Term. And I think that's because of so many anomalies throwing off the data. People charging way too much/way too little seems to have seriously skewed my numbers lmao

 

I'm going to do another number crunch today and use the full sample size, then play around with taking out entries that are way off norm.

 

Also, I crunched the numbers for Palace properties last night and the index number I got for those was WAY off.
