What is the best way to get a private island, and is it worth it?

The rent-to-buy totals for a base island are higher than the $500,000,000 agency price[8][1]. The June 2026 listing is marked SOLD and the final price is unknown. It had 3725 happy, so it is not comparable to the 4225-happy fully upgraded build[7][9]. No market-average price is available.

Fully upgrading a PI without staff costs $1,952,788,000 in total for 4,225 base happy[9]. With staff, upkeep is $352,500 per day, and the listed versions include $1,952,788,000 for 5,025 happy (yacht plus XL vault)[10]. These are July 2025 wiki figures. Sellers can block buyers on their Enemies List from buying through the estate agents[11].

What you get

  • Happy: 2,000 base, against 1,500 for a Castle. Cost per happy is $250,000 for the PI versus $6,000 for a Mansion[1].
  • Perks come from paid property upgrades, not the base island: airstrip access, +1% life regeneration, +2% damage, +2% gym gains, with at most 4 property perks[12][13].
  • Airstrip: a 2026 guide says it raises travel carry from 5 to 15 items[5]. A 2019 guide says the same with a pilot, plus 30% off travel times[3].
  • Vault: the Extra Large vault costs $215,000,000 and is not reduced by a Large vault bought earlier[14]. Renters cannot use it[2].

Is it worth it?

The wiki says a property's main purpose is maximising happy, which raises battle stat gains[15]. The sources do not quantify what the extra happy is worth in gym gains, so that value is not established here.

The upkeep comparison is only partly quantified. Base upkeep of $100,000 per day is about $3m per 30 days, and staffed upkeep is $352,500 per day[1][10]. The rent-to-buy scheme asked $25m per 30 days for a base island[8].

The airstrip is the clearest benefit for travellers. A 2026 guide advises getting into a PI with an airstrip early and gives a rough 4.29x profit-per-hour comparison, from 3 divided by 0.7[5][16]. The 2019 rental prices of about 470k-480k per day for 3700 happy are historical and not comparable to current prices[17].
