How do you list, lease or sell a property, and who pays upkeep on a leased property?

The captured sources do not document the in-game steps for listing a property for rent or sale. On upkeep, the wiki says daily upkeep and staff fees apply "whether you own or lease" and can be paid by you and/or your spouse^[1]; that the tenant pays is an inference from this wording, not an explicit statement. A lease is paid entirely upfront, with no daily fees to the landlord^[2].

Listing steps: what is documented

The sources do not give the Properties page steps or the price and duration fields for listing a rental or a sale. Only fragments are documented, below.

• Leasing: the wiki says the leasing price is all paid upfront, with no daily fees paid to the landlord.^[2]
• Tenants can decline a Property Rental offer sent to them, per the wiki's patch history (captured 2022).^[3]
• In practice, players advertise on the forums and negotiate by message. A 2020 ad read: "Drop me a message to discuss length of rent etc".^[4]
• Selling to players: a 2026 forum post advertised a Private Island "for quick sale" and later marked it SOLD. This shows only that players list sales on the forums.^[5]

Selling back to the estate agents

A 2015 staff post said an owner overwhelmed by fees can sell the property back to the estate agents, with remaining fees deducted from the sale value. This is 2015 material and the current sell-back value is not in the sources.^[6]

Who pays upkeep

The wiki (captured July 2025) says that whether you own or lease, daily upkeep and staff fees apply and can be paid by you and/or your spouse. It does not say outright that the tenant pays; that follows from the wording.^[1]

Historical forum reports point the same way. In 2015 a player was charged upkeep on a spouse's property. In 2017 a player was told upkeep is charged as long as someone lives there.^[7][8]

Restrictions

• Renters do not have access to a rented property's vault.^[9]
• Owners can move out without emptying the vault. The funds stay there until the owner moves back in.^[10]

Scamming is not against the rules, and staff will not recover lost cash or items.^[11]
