How do you rent out a private island in Torn, and is it worth doing?
A PI is rented by offering a lease to a tenant, usually found by forum ad and mail. The landlord sets price, length and upgrades, and the tenant pays upfront with terms fixed on acceptance (per TornLife's findings). The tenant gets no vault access[1]. No source shows whether renting out pays better than using the island.
How a PI is rented out
- TornLife's research findings give the lease terms (no source document in this pack carries the text): the landlord sets price, length and upgrades, and the tenant accepts before the lease starts.
- The lease is paid entirely upfront, with no daily fees to the landlord. Terms cannot change after acceptance.
- A tenant can decline a Property Rental offer (patch 21/07/20). Ignore-list checks and spam protection were added to lease offers (01/06/21).
- Players find tenants by forum ad and mail negotiation of length and price, per the findings.
- A tenant cannot use the vault of a rented property, even if it has one[1].
TornLife found no official source in this pack for the exact click path to send a lease offer on the Properties page. Check the page in-game before relying on any step.
Costs and figures
- The wiki (captured 2025-07-17) lists the Private Island at $500,000,000 at the Estate Agency, with 2,000 base happy and $100,000 daily upkeep[2].
- Per the findings, a fully upgraded PI is $1,952,788,000 with 4,225 base happy. Upkeep is $100,000 a day without staff and $352,500 with staff.
- The wiki says daily upkeep and staff fees apply whether a property is owned or leased, and the occupant can be charged while living there (findings). A 2015 player report of the same charge exists too[3].
- A property's main purpose is to maximise max Happy[4]. An airstrip is why renters want a PI: one 2026 guide says it raises carry capacity from 5 to 15 travel items[5].
Rent levels seen
- April 2026, one player's rent-to-buy ad (findings): base PI (2000 happy) at $25m PCM ($833k per day) fixed.
- The same ad offered 12x 30-day periods at $54m PCM. The ad states a total of $650m; TornLife's calculation gives 648 (million)[6].
- It also offered 2x 30-day periods at $275m PCM ($550m). This is one player's rent-to-buy package, not a market rate.
- A 2019 ad advertised PI rental at 470k per day[7]. The findings put those listings at about 3700 happy, so they are not like-for-like with the base PI.
Risks and caveats
- Scamming is not against the rules, and staff will not recover lost cash or items[8]. This applies to player-to-player deals.
- In 2015, staff said an owner overwhelmed by fees can sell the property back to the estate agents, with remaining fees deducted from the sale value[9]. This may have changed since.
- Also from 2015 (findings): if a renter has not paid all upkeep when the rental ends, the fees pass to Duke as debt and the renter pays him. This is a renter risk.
- One 2018 renter reportedly rented a PI without an airstrip by mistake and asked how to recoup the loss. This is a single report.
Is it worth it?
No player calculation of rental income against upkeep and capital tied up was found. Rent is paid upfront and upkeep falls on the tenant while they live there (findings). On that basis the owner's costs are mainly the capital tied up and losing use of the island's happy and airstrip while it is let. That is an inference from the documented terms, not a tested result.
A 2017 thread asked whether a PI is worth buying, but the captured text shows no answers[10]. The vault rule and other forum items from 2014-2019 are old and may have changed.
